A purpose-built database is often faster than an open-records request. Yet it may show only an index or current snapshot. A result can show party names and roles, instrument type, recording date, county, book and page or instrument number, cross-references, and an image link when access permits. The deed image may add addresses, consideration, witnesses, notary data, and the full legal description. A browser printout is not a certified copy. Certification must come from the clerk.
